Dan Kopp, Certified Master Inspector (CMI)®
Over 25 years of experience and over10,000 completed inspections.
I’m Dan Kopp, Construction Consultant, Certified Master Inspector (CMI)®, and President of Valley Home Inspection LLC. I appreciate you taking the time to learn about our services. You have many home inspectors to choose from-here’s why our clients continue to choose us.
Every inspection comes with a 200% guarantee.
If you’re not completely satisfied with the inspection or the report, we will refund your full inspection fee AND pay for another InterNACHI-certified inspector of your choice to re-inspect the property.
(Valid for 24 hours after report delivery.)
We work only for you-not agents, builders, or franchises.
We’re a locally owned, single-inspector company, not a multi-inspector operation that assigns whoever is available. With us, you get me, the most experienced inspector every time, not a trainee or someone with minimal background. With 25 years of inspection experience and over 10,000 inspections personally completed in the Treasure Valley, I challenge you to find a more experienced inspector.
Quality takes time.
We schedule a maximum of two inspections per day (one for homes over 4,000 sq. ft.) so your inspection receives the attention it deserves.
If you attend the review at the end of the inspection, we will:
· Walk you through every key finding
· Show your main disconnects
· Review all photos and discuss concerns in detail
· Answer every question you have on the spot
Your narrative-style, photo-rich report is emailed the same day, typically before we leave the property.
I’ve been in the construction industry since 1988, became a certified home inspector in 2001, and have personally inspected 10,000+ homes.
As a former licensed general contractor in California (Lic. #781522), I’ve built and remodeled numerous homes. This experience allows me to:
· Identify issues many inspectors miss
· Provide practical “fix-it-yourself” guidance
· Explain real-world solutions-not just point out problems
Idaho has no licensing requirement for home inspectors-anyone with a flashlight can claim to be one. That’s why certification and experience matter.
Dan’s credentials include:
· Certified Master Inspector (CMI)®-the highest professional designation in the industry. CMIs® are among the most experienced and vetted inspectors in the world.
· Former licensed general contractor in California (Lic. #781522)
· Former CREIA Certified Inspector (2001-2004)
· Former ASHI Certified Inspector (2004–2025)
· Fully insured, trained, and dedicated to ongoing education.
Our reports are:
· Computer-generated, modern, and easy to navigate
· Written in clear, detailed narrative form
· Organized with color-coded sections
· Loaded with photos and illustrations
· Specific to your home-not a generic checklist
If you have questions after reviewing your report, we’re always available by phone or email. Your understanding matters.
We inspect homes from the Oregon border to Mountain Home, including:
Boise • Meridian • Eagle • Nampa • Caldwell • Star • Kuna • Middleton
Travel charges apply outside a 15-mile radius of Meridian.

We inspect every home as if our own family were moving in.
During your inspection you’ll learn:
· Critical safety concerns
· Areas to monitor
· Maintenance tips for long-term ownership
· Estimated life expectancy of major systems
We will show you where everything is located, how it works, and what to expect as the home ages. And we remain available after you move in-your “building consultant for life.”
Don’t let the excitement of buying a home be ruined by choosing the wrong inspector.
You deserve a detailed, honest, and uncompromising evaluation of your future home.

"In addition to friendship, attitude is one of the few things in life where we have true choice. We cannot change what is fated to happen or the actions of other people. What we can change is our reaction to such things with the attitude we adopt. In truth, our attitude can be more important than anything we do. It can make or break families, companies, and nations. It is more important than schooling, talent, looks, or wealth. How we react is everything and our attitude is the choice we have; it is a choice we make every minute of every day. It is a state of mind that no one can take from us. If we are in control of our attitudes, we are in command of our lives and that is the best way to live." Our attitude affects everyone we come in contact with and the affect we have on others will be our legacy after we are gone. Leave a positive legacy, be a good person and most important, have a great attitude!"
We stay in constant communication with our customers until the inspection is complete. To get a free quote, or if you have questions or special requests, just drop us a line.
